Welcome to Spotless Serrano Cleaning LLC By booking or using our services, you agree to comply with and be bound by the following Terms and Conditions. Please read this page carefully, as it outlines your rights and responsibilities when using our services.

Spotless Serrano Cleaning LLC

By booking or using our services, you acknowledge that you have read, understood, and agree to the following Terms and Conditions.

1. Services Provided

At Spotless Serrano Cleaning LLC, we offer a variety of cleaning services, including residential cleaning, commercial cleaning, deep cleaning, move-in/move-out cleaning, oven cleaning, bed making, and other specialized services. The exact services will be discussed and confirmed during the booking process.

Any additional services requested beyond what was agreed upon may incur extra charges at the client’s expense.

2. Deep Cleaning Services

Deep cleans are more intensive and meant to address built-up grime, dirt, and hard-to-reach areas.

  • While we strive to remove as many stains and buildup as possible, we cannot guarantee the removal of permanent or deeply set stains.

  • Deep cleaning rates are based on the current condition of the property and may be adjusted if extra time or labor is required.

3. Recurring Cleaning Services & Extra Requests

Our recurring cleaning services (weekly, biweekly, monthly) follow a standard checklist agreed upon at the start of service.

  • Any requests for additional tasks outside the agreed scope—such as inside appliance cleaning, extra rooms, organizing, etc.—will result in added charges, which will be reflected in your final bill.

  • Please notify us in advance if you’d like to modify your scheduled service.

4. Hazardous or Illegal Items

For the safety of our staff, we will not clean or handle:

  • Biohazards (e.g., blood, human/animal waste)

  • Mold, infestations, or sharp debris

  • Firearms or unsecured weapons

  • Drug paraphernalia or illegal substances

If such items are discovered, our team will cease cleaning immediately and notify the client. Time spent will still be billed.

5. Booking, Payment & Pricing

Services can be booked through our website, phone, or email. Once confirmed, we’ll provide full service details.

  • Payment is due upon completion, unless arranged otherwise in writing.

  • We accept credit/debit cards and cash.

  • Pricing is based on property size, service type, and custom requests. Quotes are provided before service begins.

6. Cancellations & Rescheduling

Please notify us at least 24 hours in advance to cancel or reschedule.

  • Cancellations made within 24 hours will incur a $40 cancellation fee.

  • Failure to reschedule or provide access may result in further charges.

7. Access & Safety Requirements

Clients are responsible for ensuring:

  • Safe and unrestricted access to the property at the scheduled time

  • Pets are secured

  • The space is free from known hazards or unsafe conditions

  • Any allergies or special safety needs are disclosed in advance

We reserve the right to cancel or reschedule services if safety concerns arise.

8. Care and Liability for Personal Belongings

Our cleaners are trained to respect your home and belongings. However, Spotless Serrano Cleaning LLC is not liable for damage to unsecured items.

What is an “unsecured item”?

An unsecured item includes (but is not limited to):

  • Fragile items left near edges (vases, frames, porcelain, etc.)

  • Electronics not stored or protected

  • Loose or unstable furniture

  • Open containers or spillable materials

  • Items placed in cluttered, hazardous, or high-risk locations

📸 Photo Documentation

We may take time-stamped before/after photos of certain areas or fragile zones to document the property’s condition before cleaning. These photos are for internal records only and are used if questions or disputes arise.

🛑 Client Responsibility

By booking our services, you accept responsibility for properly securing personal belongings and valuables. If any items are left in a vulnerable position, we will not be held liable for resulting damage.

9. Allergies & Product Sensitivities

We use commonly accepted, over-the-counter cleaning products. If you or any household members have allergies or sensitivities, please inform us prior to your service so we can make reasonable accommodations.

10. Service Satisfaction

If you are unhappy with any part of your cleaning, please contact us within 48 hours of your appointment. Depending on the situation, we may offer a re-clean or a partial refund. Our goal is always your satisfaction.

11. Staff Conduct & Privacy

Our team will behave professionally and respectfully at all times and will not perform tasks beyond agreed-upon duties.

We are committed to protecting your privacy. Any personal information you provide will be used strictly for service purposes and will never be sold or shared unless required by law.

12. Force Majeure

We are not responsible for service delays caused by events beyond our control (e.g., weather events, power outages, pandemics, etc.). We will work with you to reschedule services if such events occur.

13. Disputes & Legal Jurisdiction

Should a dispute arise, we ask that you reach out to us directly. If resolution cannot be reached, matters will be handled through mediation or arbitration in accordance with Minnesota law. Legal jurisdiction will fall under Columbia Heights, MN.

14. Policy Changes

We may update these Terms & Conditions at any time. The latest version will always be available on our website. Continued use of our services means you agree to the most current version.

15. Indemnification

You agree to indemnify and hold harmless Spotless Serrano Cleaning LLC from claims or expenses arising from misuse of our services or failure to comply with these terms, including damages caused by unsecured items or unsafe conditions.

16. Intellectual Property

All content, logos, and materials on our website are owned by Spotless Serrano Cleaning LLC and protected by copyright laws. Use without written permission is prohibited.

17. Right to Refuse or Terminate Services

We reserve the right to refuse or end services if:

  • Unsafe or illegal conditions are found

  • Clients are non-compliant with these terms

  • Staff is mistreated or placed at risk

You will be notified of any service termination in writing.
